Bandra redevelopment premium - are buyers overpaying for the address at projects like Karia Konark Classic?

Bandra prices at 40-55k/sqft for redevelopment. The "Bandra premium" is real but at what point does it stop making financial sense? Been looking at asking ~47k/sqft in Bandra East. Comparable supply in Kurla or Chembur is 22-28k. Is the location delta worth 2x? Anyone done this analysis? Would love numbers from actual buyers.
