I've been tracking Hinjewadi Phase 3 projects for the past 18 months after putting in a booking with a builder there, and the RERA compliance picture is quite mixed. Wanted to start a thread to pool information.
Background: Hinjewadi Phase 3 is part of the Rajiv Gandhi Infotech Park corridor and falls under MahaRERA jurisdiction. Several large residential projects were registered here between 2018 - 2021 with possession dates mostly in 2023 - 2024. We're now well past those dates and the situation varies wildly by builder.
What I've personally observed:
Kolte-Patil Life Republic (adjacent to Phase 3 corridor): They've been reasonably transparent - quarterly MahaRERA updates are filed, construction photos are available on their portal, and OC has been received for some phases. Not perfect but they communicate.
Godrej Infinity and Godrej Avenues in the Hinjewadi belt: MahaRERA filings seem regular but actual handover has been selective. Some wings got OC, others are in extension mode without clear timelines.
Smaller builders (not naming without confirmation): I've seen at least 2 projects in Phase 3 that show "completion" on MahaRERA but have no OC filed with PMRDA or PCMC. This is a red flag - RERA completion ≠ Occupancy Certificate. Without OC you cannot legally occupy, and banks will flag it during resale.
What you can do to verify: 1. Check MahaRERA portal (maharera.mahaonline.gov.in) for your project's quarterly progress reports 2. Cross-check with PMRDA or PCMC for OC/CC status - these are separate from RERA filings 3. Look up complaint history on MahaRERA - many buyers have filed for delay compensation under Section 18
Has anyone here actually received possession in Hinjewadi Phase 3 with full OC + share certificate? Would love to know which projects are genuinely complete vs. just claiming to be.
