HMDA vs GHMC approved plots in Hyderabad - which is safer for families with school-going kids?

Started by Vinod Joshi

I'm a teacher in Hyderabad looking for a home close to good schools for my kids. The market here is confusing because agents throw around HMDA, GHMC, and DTCP approvals without explaining what they mean practically.

Here's what I've understood so far: - GHMC limits: Covers the core city and inner areas. Projects here have better civic infrastructure (water, roads, drainage) but are more expensive. - HMDA jurisdiction: Extends to the Outer Ring Road and beyond (Kompally, Bachupally, Miyapur, Narsingi, Mokila). Many affordable plotted developments are in HMDA areas but services can be inconsistent. - LRS regularised plots: Common in areas like Boduppal and Hayathnagar. Check carefully - regularisation does NOT mean full GHMC approval.

For school access specifically: - Kondapur, Gachibowli, Manikonda: Dense with good CBSE/ICSE schools but traffic is a nightmare - Kompally: Growing fast, Alphores and similar schools coming up, HMDA-approved layouts are relatively clean - Shamshabad/Adibatla: Upcoming IT hub, but school infrastructure is still catching up

Has anyone bought near Kondapur/Financial District with kids in mind? Which specific projects have clean documentation AND good school proximity? Would love firsthand experiences.
