Kokapet investment thesis - is My Home Tarkshya the right bet in this corridor right now?

Kokapet on ORR has been on my radar for 2 years. IT office supply, proximity to Nanakramguda fintech hub, better pricing than Gachibowli. Now evaluating specifically. Current ask ~7500/sqft. Rental yield in Kokapet running 3-3.5%. Capital appreciation 15-18% YoY in last 2 years. Is this sustainable or is the corridor overheating? Anyone tracking unsold inventory data here?
