What's making me look at this seriously: - IT corridor access is unbeatable - Prestige Tech Park, Bagmane Tech Park, RGA Tech Park all within 10-15 min - 33% price appreciation in Q3 2025 alone (from ~15,150 to ~20,250 per sqft) - that's massive - Current resale range is 6.77 Cr to 9 Cr+ depending on size and floor - Only 30 units means the community is tight-knit and maintenance is usually better
Questions for the community: 1. Is the 33% appreciation sustainable or was it a one-time spike? 2. How is the actual maintenance and society management? With just 30 units, costs might be higher per villa 3. Any resale liquidity concerns? Low inventory is good for price but finding buyers when you want to exit could be harder 4.
