Sarjapur Road projects: which ones actually have BBMP Khata? Resale is a nightmare without it

Hi everyone, I moved to Bangalore last year and have been scouting for a 2BHK on the Sarjapur-Whitefield corridor. The number of projects is overwhelming, but after talking to resale brokers I've discovered a massive issue: many apartments - especially in the Varthur and Sarjapur panchayat zones - don't have BBMP Khata.

Without a proper BBMP A-Khata (not B-Khata), resale is next to impossible because banks refuse home loans on such properties. The builder hands you possession, you move in, and then 5 years later you're stuck.

Projects I've heard have issues in this area: - Several towers in Varthur still on panchayat records, not BBMP - Projects straddling the BDA and BBMP boundary with mixed Khata status - Older projects on agricultural land converted under dubious DC conversions

Has anyone here successfully completed a resale transaction on Sarjapur Road? Which projects have clean BBMP A-Khata? Brigade, Prestige, and Sobha projects seem safer but are priced accordingly. Would appreciate any community insights.
