Thane & Navi Mumbai builder delays - how do you verify a builder’s track record before buying?

After the HDIL and Radius Developers collapses, I've become extremely cautious about which builders to trust in the Mumbai Metro region. I'm a community manager helping buyers make informed decisions and I keep getting the same question: how do you actually verify a Mumbai/Thane builder's credibility?

Here's what I've learned to check: 1. MahaRERA registration - search at maharerait.maharashtra.gov.in. Check if the project's quarterly progress reports are being filed. Many builders register and then go silent. 2. HDIL buyers still haven't received refunds even after NCLT proceedings started years ago. Always check if the builder has other projects in insolvency. 3. Occupation Certificate status - MahaRERA now mandates builders to upload OC on the portal. If it's not there, ask why. 4. Litigation history - search the builder name on the NCDRC and RERA Maharashtra order portal.

For Thane specifically, the Ghodbunder Road stretch has many mid-size builders who overpromised on amenities and are now struggling to deliver. Kalpataru, Lodha, and Rustomjee have generally better completion records but check each project individually.
